According to the current PDM, it has approximately 10,000m2 in Urban Perimeter, level V urban spaces, with a maximum net construction index of 0.6, which corresponds to a maximum construction area of up to 6,000 m2. Subject to Prior Information Request (PIP), which, in case of approval, will remain valid even if the PDM is amended.
According to the new PDM, which is not yet in force, the land will maintain an area of approximately 2,500 m2 in an urbanizable area identified as "Rural Agglomeration", with a construction index of 0.7, which will correspond to a construction area of up to 1,750 m2.
The land also has a ruin for total reconstruction, with a gross construction area of 336.30 m2, recorded in the documentation, allowing the house to be rebuilt immediately, as long as the same volume is maintained. This construction area is in addition to the areas mentioned above, and is not conditioned by the PDM.
The land also has a well with water, a wooded area, offering multiple environments and contexts. The excellent sun exposure and water availability also offer excellent conditions for agriculture. The front of the land is approximately 135 meters long, with access by paved public road, water and electricity infrastructures.
